





Concept study to transform Kirkland Parkplace from a traditional homogeneous retail center to a true mixed-use development focused on pedestrian-oriented amenities with housing melding with attractive commercial spaces. Design repositions and expands existing retail space, and adds approximately 200,000 sf of office and 85,000 sf of retail, restaurant and health club spaces. Parking for 1,600 cars is placed both adjacent to and beneath new development.
