Fifth + Bell Building

Seattle WA

The building’s imposing mass was driven by the exceptionally large floorplates
demanded by its targeted urban high-tech tenants. We greatly reduced its
apparent immensity by creating a massing strategy that allows it to appear from the
street to be three separate buildings. The project was completed 60 days
ahead of schedule and $1 million under budget.

• 204,000 sf over 83,000 sf of subgrade parking; 5,000 sf of streetfront retail
• Earned six Land Use Code departures and the first City of Seattle
  Green Streets approval
• 2002 NAIOP Office Development of the Year
