From 1997 through 2002, CollinsWoerman helped Vulcan, Inc. explore the potential
of its properties within the South Lake Union neighborhood.
CollinsWoerman's 2200, 428 Westlake, UW School of Medicine Institute for Quantitative
Systems Biology and Seattle Biomedical Research Institute Building represent the
first implemented phases of this work.
- Worked to prepare a real estate development plan for Vulcan that forecasted phasing and implementation of the entire 328-acre area. We were integral in both the formation of the South Lake Union SEPA Planned Action and the effort to manage the first phase process to a successful conclusion. Key contributions included balancing and modeling existing uses that intended to remain in the subject area with proposed/planned uses, and providing information that enable transportation impacts to be modeled.
- The South Lake Union SEPA strategy was one of incremental review over time. This allowed: Phase I projects to move forward; the City time to help plan and measure mitigation; Vulcan the motive to be aggressive about regional solutions.
- The Master Plan focused on changing this blighted, industrial neighborhood into a pedestrian-friendly, thriving community. With the new streetcar connecting South Lake Union to downtown and a true mixes of uses, our vision has become reality.
- Our role included: urban planning; real estate strategy; due diligence/property acquisition; coordinating civil, transportation, and utilities; and leading community outreach and the environmental approach.
